Buying and Selling;
Whether you are a first-time-buyer, moving home, an investor, or selling a property on someone else's behalf, we can act as your legal representative. We will take care of all the legal work involved in transferring the legal ownership of the property.
Remortgages;
Where you may be refinancing a property that you own, we can conduct the legal work required to register your new mortgage, and deal with repayment of the old one (if any).
Transfer of Equity;
Transferring equity on a property can require legal representation. Where someone may need to be added to the title, or removed, we can act for you to ensure the ownership of the property is updated correctly.
Declaration of Trusts;
A Declaration of Trust/Trust Deed (you may hear both terms) is evidence of your intentions at the time of your purchase – usually where joint owners are contributing unequal shares to the purchase of the property. It will state the division of any sale proceeds as and when the property is sold. As a firm, we are able to draft standard Trust Deeds, but those more complex in nature may require you to contact a Private Client Solicitor. We will inform you if this is the case based on your instructions, but rest assured this will not delay the transaction.
Prior to instructing us, you will be provided with a complete, detailed, estimate of our fees which will include an itemised breakdown of any additional costs that might be incurred throughout the transaction. We provide this information at the outset to try and ensure there are no “surprise” charges as your transaction progresses.
